How do I organize my home maintenance?
New City Maintenance, which also operates under the name Olympic Maintenance, is located in Congers, New York. The company primarily operates in the Warm Air Heating and Air Conditioning Contractor business / industry within the Construction – Special Trade Contractors sector. New City Maintenance has a small employee base and is estimated to generate annual revenue of less than $1 million.
In addition to providing general maintenance and repair services here, the division is responsible for maintaining 50 miles of City streets and 12 municipally owned parking lots. Street maintenance operations include striping, repairing potholes and road surfaces, performing asphalt overlay work when necessary, sweeping and salting the streets as well as maintaining the responsibilities of approximately 30 sidewalks.
The division performs pavement evaluation and analysis through visual inspection as well as nondestructive testing to determine the type and extent of the current condition of the City’s street infrastructure. The results of the inspections and tests are recorded on an electronic database which assigns each street a pavement condition index (PCI) in the excellent, good, fair or poor to very poor range. Streets in the very poor to very poor range require major rehabilitation such as an overlay.
Each year the SMP budget includes 65% to maintain good streets and 35% to reconstruct streets in the poor to very poor PCI rating. The very poor to very poor PCI streets are the most expensive to maintain. They have reached a point where preventative maintenance procedures like crack sealing and slurry seal are not effective.
The City has developed a plan to address this issue through the distributed maintenance study. The first step of this effort is to identify the most cost-effective location for a Public Works maintenance facility. The City has looked at various locations to meet this need, but the most cost-effective option is the North Maintenance Facility (NMF) site located by Brugger’s Bog Park. This site allows us to use existing operating and storage space for the most efficient operation. It also allows for fewer impacts to the trees at Hamlin Yard, a much-needed buffer with the Fircrest Residential Habilitation Center property.
During a construction project, contractors must keep areas around their construction sites free of debris, dirt and dust. These areas may include streets, lawns, landscaping, driveways and adjacent buildings or homes. To protect these areas, the contractor may put up barriers and barricades to restrict access to the work area. The contractor must notify adjacent residents and businesses and provide a temporary alternate route when necessary.
If you feel that your apartment building has decreased its maintenance services, contact the landlord and ask them to take steps to correct the situation. If you are unable to resolve the matter with your landlord, you may be able to withhold rent until the problem is resolved or take legal action to enforce the rent laws. However, you should be aware that if you withhold rent in this manner, you could be sued for not paying your full rent.
